Why won’t standard home insurance cover your renovation?

When offering cover, most insurance companies do not like an insured property to be unoccupied. A normal home insurance policy is based on the homeowner living permanently at the property, with the usual exceptions of holidays. So a property left unoccupied or vacated to allow contractors on site is likely to lead to the home insurance policy becoming invalid.

You should also be aware that difficulties with your insurer may occur purely on the basis of having work done to the property. The rules of cover on renovations differ from one insurer to another but, generally, companies will not continue to cover you on a home insurance policy if the cost of the work exceeds around £30,000 – even when you remain living in the premises during the time the work takes place. It is also unlikely that they will cover the value of the new works, including fixtures, fittings and materials. Just like a home insurance policy, the cost of the works covered is often limited, or the type of work covered is restricted to “non-structural works” or “decoration only”.
